Why Curb Appeal Is So Important

You cannot re-make the first impression. This is important to home selling because of how often home buyers formulate their opinion before even stepping inside. And while we all know not to judge a book by its cover, half of the reason people buy homes is to have that pristine lawn and picket fence. This is why, when maximizing your home’s value, curb appeal should be a high priority.

What is Curb Appeal
Curb appeal is how likable your home appears to be from the street. The appeal when standing at the curb. However, it can go beyond just appearances. Consider the things you can see from the street – the status of the roof, the painting or siding, how well-kempt the lawn and gardens are. These are all facets of curb appeal and can have a large impact on drawing in potential buyers.

Why Renter’s Insurance Is Worth It

If you are looking at renting your next home, consider the importance of insurance and how it could benefit you in your new position as a renter. There are many policies and providers out in the world, some better than others. But there are hundreds of reasons to keep yourself covered by a renters insurance policy. So here are just a few reasons why renter’s insurance is worth it.

It Covers Personal Property
Think of your property. All of your clothing, your gadgets, your instruments, or hobbies – your property adds up pretty quickly. Renter’s insurance is worth it if only for the property coverage that is included. Most renter’s insurance will cover property damage in the cases of stolen or damaged property, which can be a life-saver.

Fortunately, there are websites that provide information about fundraising, building a donor base, handling the complicated technology behind managing funds, and anything else having to do with maintaining a well-funded charity that can carry out its mission.

Businesses Assisting Those Affected by COVID-19

These past few months have been an unprecedented scary time for everyone. People are not only worried about the health and safety of themselves and their loved ones, but they are also worried about maintaining employment and security. People who were entirely reliant on charitable contributions are at even greater risk since the very organizations and philanthropists who have always been there for support are now having to reevaluate some of their priorities. In the face of all this uncertainty, however, there are still many organizations that are stepping up to show how much they really care about their fellow man.

There are many stores that are helping to prioritize their vulnerable clientele like the elderly and immuno-suppressed. Supermarkets and pharmacies like Giant, Trader Joe’s, and Target, among others, have special operating hours that are only for people over 60 or who are infirmed. Without these special operating times, many of these people would only have the option of either braving the crowds and risk possible infection or being stuck at home until supplies run out.

Great Movies About Veterans

It’s not always easy to understand the way another person might feel. This can be especially true when talking about military veterans. Without actually going and experiencing military life, and will you ever truly understand how a veteran feels? While it’s not exactly the same, one great way is by watching movies. Movies help us see things through someone else’s eyes, and the right movie can help a person feel intense, raw emotions on a level almost as much as the real thing. Many movies exist that depict both military life and life after leaving it. Here are a few great movies about veterans and their experiences.

The Men (1950)

Marlon Brando plays Ken, a veteran who lost the use of his legs during WWII. Ken is back home now, but spends his time at a hospital, unwilling to make an effort to respond to his treatment due to his own self-pity. The only thing that seems to make Ken want to get out of bed each day is the encouragement he receives from his fiance and doctor each day, especially when being in a hospital full of other discouraged veterans. This movie rings true even to this day, as amputee veterans come back from war even to this day, and it’s never something that’s easy to recover from. Regardless, it’s important to remember that things can always get better.

Nonprofits Combating Poverty In Third World Countries

Poverty has been an issue across the globe for as long as society has existed. The fact that it’s been around for so long just shows how difficult it is to tackle. This hasn’t stopped people and groups around the world from trying to put an end to it though. Many groups exist with a main goal of ending or at least decreasing poverty in third world countries all over the world. Here’s a little bit of information on some of those awesome organizations.

Oxfam

Focusing on issues of inequality, discrimination and unequal access to resources, Oxfam has been fighting poverty for over 70 years. Oxfam works in over 90 countries, typically working with local organizations and doing their best to hold the powerful accountable for many poverty-related issues in each of these countries. The organization is always looking for new solutions to support poor communities in growing food and accessing land and clean water, as well as obtaining decent work with fair wages. Oxfam believes that governments, international organizations, multinational companies, and other groups have the power and influence to assist these groups and make sure to challenge them to be better.

The Borgen Project

At their core, the Borgen Project works to fight extreme poverty. Similarly to Oxfam, they believe that the most powerful nations in the world have the power to and should be working harder to address global poverty, and are constantly working to make poverty a focus of U.S. foreign policy. They were formed in 2003 and are based out of Seattle, Washington, but president Clint Borgen has been doing his best to help those in need since his college years back in 1999. The Borgen Project works to advocate, mobilize, educate and issue messages to the world about how much of problem poverty is, and what we can do to fight back.

Nonprofits Helping Animals Across America

There are currently 1.2 million known species of animals across planet Earth, with an estimated 8.7 million species all together if you think about what hasn’t been discovered. That’s a lot of animals. We as humans likely disrupt the lives of many of them without even realizing it. Some are deeply affected by the activities of mankind, and others seem to be unphased, instead of adapting to living alongside us. Since so many animals exist, it’s no surprise that many nonprofit organizations also exist to help out the animals that need it most. Here are a few of the best nonprofit organizations that are making efforts to help animals in need.

Best Friends Animal Society
Hitting a little closer to home, Best Friends Animal Society is on a mission to try and bring an end to pet homelessness. This nonprofit was founded in the 1980s by a group of friends who were tired of seeing the way many shelters treated homeless animals. Best Friends works off of 6 guiding principles – Golden Rule, Kindness, Positive Influence, Leadership, Authenticity, and Transparency. With these principles under their belt, they work on a variety of projects such as fighting against breed discriminatory laws, especially with pit bull terriers.

Tips For Raising The Value Of Your Home

So you’re looking to sell your house. While this is great news, chances are your home may be a little outdated. If you were to put it on the market the way it is now, you likely wouldn’t be able to get a great selling price. It doesn’t have to be this way though. There are plenty of things that can be done in order to raise the value of your home. Here are a few of them!

Make Your Home More Efficient
In today’s eco-friendly world, everyone cares about efficiency. Because of this, having an efficient house can help raise the price big time! In order to raise the efficiency of your home, consider installing double-paned windows or enhanced attic insulation. LED lighting, as well as efficient appliances, are other great options that are more likely to attract buyers who are more energy-conscious. If you can afford it, you may even want to consider putting solar panels on the roof.

Use Smart Tech
Smart technology has been sweeping across the country as of late. Whether it’s a smart thermostat, fire detector, door locks or lighting, you can’t go wrong with smart technology. It allows for a lot more convenience. Smart tech won’t always raise the actual price of your home, but it definitely makes it more appealing to buyers. Buyers who consider themselves tech aficionados are much more likely to be interested in a home if they see that this technology is already installed when they move in, and it’s much more affordable to install than renovating a room.

Common Real Estate Myths

Everyone likes to believe they know something about real estate. Sometimes it’s the buyer, sometimes the seller. At times, it’s their friends or coworkers. They sold or bought their home five years ago and have gone through all of the trials and tribulations of the real estate process. But the truth is, they likely only think they know what they’re talking about. Just like most industries, real estate is constantly changing, even if it’s only been five years. Because of this, there are dozens of real estate myths in the rotation that need to be debunked. Here are a few of the most popular.

Realtors Are Paid A Salary
You’d be surprised how common of a misconception this is. While there definitely is a salary that exists in order to keep agents afloat and help them afford to be as professional as they are, that isn’t enough for them to survive on. The truth is that real estate agents work on their own free time, and a lot of the expenses that go into their job are ultimately on them. If an agent wants to bring their client out for a nice lunch to discuss, the agent typically pays out of their own pocket, not real estate companies. The bulk of the money an agent makes is typically based off of how many houses they sell, and the price of the houses they sell. Even then, their commission partly goes back to the real estate company so they don’t get to keep it all.

Ways To Fight Veteran Homelessness

Veteran homelessness in America has come a long way. Communities all over are working to end it, with many having made a great difference. Many people at different levels have been working to lower the number of homeless veterans, and in the past 10 years have been able to reduce the number of veterans who experience homelessness by 33 percent. Here are a few ways in which homelessness can be fought.

Re-Housing
A few years ago the VA implemented the Supportive Services for Veteran Families program, which funds rapid re-housing for homeless veterans and their families. The program also pays for homelessness prevention, but the VA primarily focuses on re-housing veterans over anything else. Thousands upon thousands of veterans have been re-housed through the program, and it’s expected that the program will continue to house the majority of veterans through rapid re-housing.

Christmas Programs Assisting Veterans In Need

Those on a military budget are typically stretched thin and don’t have much extra cash for Christmas presents and the like. Many organizations exist to try and assist in this department, as a way of saying thank you to those families who make that sacrifice for our country, especially the ones with children. These programs make a bigger difference than many realize, providing Christmas to families who likely wouldn’t have had it otherwise. Here are a few of those programs that are filled with holiday spirit.

Adopt-a-Family for the Holidays
You can find adopt-a-family programs all over the country being offered by plenty of different organizations. If military families are able to provide proof of need, then they can submit their wish lists to a said organization which will then be picked up by donors. The donors “adopt” the family they receive and then purchase the items of the family. This is one of the most popular programs out there, and if you want to be on it you must make sure you fill out the application many months before Christmas.

How Mobile Giving Is Affecting Philanthropy

Giving Tuesday was not that long ago, the unofficial start of the holiday donation season. In 2018, nonprofits were able to raise $380 million online, and technology has made it easier than ever. Donors are constantly looking for more convenient ways to give, so it’s important for organizations to begin adopting infrastructure for mobile fundraising. Philanthropy is going to begin to look far different as mobile giving becomes more prominent, so here are a few ways in which it’s affecting the industry.

Text-To-Donate
Many organizations have begun to adopt the text-to-donate method, which has become one of the fastest and easiest ways to donate. It’s as simple as texting a number with how much you’d like to donate, which then sends back a link with a donation form that’s already filled out with that amount. Fees are typically low and popular apps such as Snowball keep the process down to two simple steps so the money can go directly to the organization of your choice. Text-to-donate allows for a more streamlined method of donating during live events such as concerts and galas and many platforms such as OneCause are created for that specific purpose.

How The Younger Generation Is Changing the Face Of Philanthropy

The newest wave of young billionaires is beginning to shake up the way philanthropy works. Many of them are finding ways to make philanthropy more hands-on and transparent, and are devoting their time and skills in a way previous generations hadn’t. These trends will likely only continue over time, which could potentially change the way philanthropy works. As the older generation exits and this younger generation enters, things could change drastically, but likely for the better.

By 2020, millennials will be the largest demographic within the American workforce. Currently, they make up about one-third of it, with Gen X making up one-third and baby boomers at 25%. With 2020 approaching fast, millennials will soon begin to take over the workforce, becoming more than half of all of the workers put together. Millennials will slowly begin to have more disposable income as well as pay their student loans and develop more mature money spending habits that will last them into their later years. As more millennials begin to get involved, organizations must get to their level.

Essential Skills For Those In The Real Estate Business

Real Estate Trends For 2020

With 2019 coming to an end, it’s time to look to the new year and the trends that come along with it. The real estate market has had plenty of ups and downs over the past year, such as low rates and limited supply, and many experts are claiming that 2020 will be somewhat the same, but will definitely see a few differences. Read on for a few of the real estate trends you can look out for in 2020.

Rising Prices
Due to such a high housing demand and a not so great inventory, home prices will likely continue to rise in 2020. Recent reports from property data firms such as CoreLogic predict that prices will increase by 5.6% before the end of 2020, which is even higher than the 3.5% increase we saw in 2019. Ralph DeFranco, a chief economist for Arch MI, believes that entry-level home prices will begin to overtake incomes by the end of 2020 and blames the fact that not as many lower-profit homes are being built due to home-builders having more focus on higher-profit homes.

Common Types Of Real Estate Litigation

Practically every industry needs lawyers. Sometimes it’s for generic legal issues, but other times it’s for more specialized ones, specific to whatever industry is involved. A great example is a real estate lawyer. Real estate lawyers deal in multiple aspects of real estate, some more specific to the industry itself than others. Here are some common types of litigation you might see in the real estate industry.

Foreclosure
When foreclosures occur, it usually means that a lender is trying to get back the loan they gave to a borrow, specifically because they’ve stopped making payments. In order to remedy this, the property must be sold in order to get the money owed to the lender. Before the house can be sold, certain procedures must be carried out such as going to the Court of Common Pleas. This is where having a real estate lawyer for assistance can be useful.

Beyond that, nearly one-third of the federal government is made up of veterans, if that says anything about what a great place to work it is. In fact, government agencies must give veterans preference over other applicants when hiring by law, giving even more reason to explore this option as a career. Why Are Condos In Chicago Turning Into Rentals?

Chicago has recently been hit by a storm known as condo deconversion. This means that many real estate investors are purchasing condominiums and turning them into apartments. Until recently, this wasn’t something you saw very often. In fact, it used to be the other way around. This is actually forcing many residents who have bought units to leave their homes and search for new ones as investors purchase their buildings. This is all due to how popular Chicago’s rental market has become recently. This trend has become so big that even the Chicago City Council has chimed in on it, recently passing a Condominium Deconversion Ordinance. This ordinance is meant to decrease the number of condos that investors are allowed to purchase and increases the amount of “yes” votes needed from condo unit owners to sell the building from 75 to 85 percent. Of course, this doesn’t mean condo deconversion is going away in The Windy City.

How To Make Your Nonprofit Financially Sustainable

One of the major components of nonprofit organizations is that they exist to help a group of people who are struggling with hardship. That hardship differs depending on the group – it could be a medical issue, or perhaps a natural disaster hit somewhere. Other times, they set out to help groups of people who are financially unstable. While helping those who experience economic hardship is common in the nonprofit world, you’d be shocked to hear that many nonprofits are in an extremely similar economic situation to the groups they set out to assist. A large number of nonprofits have annual operating budgets of less than $5 million, which tends to cause issues in their financial sustainability. This can cause a nonprofit to have fewer resources and tools at their disposal, as well as staff being under-compensated for their work. In order to avoid these issues, here are a few ways you can work on making your nonprofit financially sustainable.

What Is A Cap Rate In Real Estate?

If you’re interested in buying commercial real estate, one of the most important terms you should know is capitalization rate. The capitalization rate, or the “cap rate”, helps one determine the value of a commercial property, and knowing it is integral to the buying or selling process of commercial real estate. But what exactly is it, and how do we find it?

At its core, the cap rate is the ratio of a commercial property’s annual net operating income to its buying price. The cap rate allows one to evaluate commercial properties in varying asset classes, sizes, unit mixes, rentable square feet, or ages on the same terms. Capitalization rate isn’t used in residential real estate because homes are values based on similar nearby comparable properties that have recently sold. Commercial real estate’s value is based on the income it produces, which is why the cap rate is so commonly used.

What Is A Real Estate Lawyer?

This can be used in a multitude of areas, and it not only cuts down on the costs of having human employees doing the job, but it adds a new level of accessibility for users.

Fundraisers Are Thieves
A popular joke about people who work for fundraisers is that everyone should hide their wallets when that person walks into the room. This simply isn’t the case. The lack of respect for fundraising as a profession has caused a high turnover rate, and if this myth continues, it will make talented individuals less likely to want to become fundraisers. Of course, things such as pay do play a role in turnover as well, but it’s imperative that individuals outside of the realm of philanthropy understand that fundraisers are not going to try and ask for your money at every step.

Sometimes buying a house can be tough due to money limitations. If your budget is preventing you from finding your home, a great option is to try buying a foreclosure. How To Improve Diversity, Equity and Inclusion In Philanthropy

Philanthropy has gained a lot of criticism in recent memory, particularly due to the preservation of a system of exploitation, the perpetuation of wealth inequality and its lack of transparency. Because of statistics like these and others, many leaders in philanthropy are working to improve upon past mistakes as well as improving overall diversity, equity, and inclusion. Here’s how we can get better about DEI.

New Law Allows More Veterans To Join American Legion

A new law was recently passed know as the LEGION Act, and it will allow thousands of honorably discharged veterans to be able to join the American Legion. The Let Everyone Get Involved in Opportunites for National Service Act pushes the date for eligibility into the American Legion all the way back to December 7th, 1941 which means that veterans who were considered to be serving during periods of peacetime between wars will not be allowed to join. Previous eligibility had only been open to veterans who had served during declared periods such as World War II, The Korean War, and Vietnam, but now eligibility is much more open allowing many more veterans to join.
